Petawawa Real Estate Market Update – March 2026

(All Residential Properties)

With March behind us, the numbers are starting to tell a clearer story about where the Petawawa market is heading this year. When we look at March alongside February, one thing becomes apparent activity is picking up, and the market continues to favour sellers, even as more homes become available.

This update reflects all residential properties in Petawawa, which is important in our area where townhomes and attached properties make up a meaningful portion of the market.

Building on February

February gave us a picture of a steady market but March shows us that momentum is starting to build.

  • Sales more than doubled, increasing from 13 in February to 28 in March
  • New listings also increased, rising to 56 homes entering the market
  • Inventory remained tight, with just 2.0 months of supply

What this tells us is simple:

👉 Buyer demand is keeping pace with new inventory

Even though more homes are coming onto the market, they’re being absorbed quickly enough to maintain balance in favour of sellers.

What the Numbers Actually Mean

One of the most useful indicators this month is the sales-to-new-listings ratio at 50%. In practical terms, about half of the homes listed are selling within the same timeframe.

At the same time, months of inventory remains at just 2.0, which is firmly in seller’s market territory.

What does that look like in real life?

  • Buyers have more options than they did earlier in the year
  • But they’re still competing for the right homes
  • Well-priced properties are continuing to attract strong interest

A More Realistic Look at Price

This month, the median sale price sits at $500,000.

The median gives us the midpoint of all sales — meaning:

  • Half of homes sold for more
  • Half sold for less

In a market like Petawawa, where price points can vary significantly, this gives a much clearer picture than the average.

What stands out is the consistency in pricing. Even with more homes hitting the market, values are holding steady — a strong sign that demand remains healthy.

How Competitive Is the Market?

Homes in March sold for an average of 98.2% of their asking price.

🔍 What does that mean?
Sellers are still achieving very close to their list price, which tells us buyers are coming prepared and acting with intention.

We’re also seeing this play out in timing:

  • Homes are taking about 28 days to sell
  • Strong interest remains, particularly in more affordable price ranges
  • Even higher-priced homes are still attracting attention when priced correctly

Looking Ahead

As we move further into the spring cycle, we typically see both buyer activity and listings increase. In Petawawa, this is often influenced by military relocation patterns tied to Garrison Petawawa, which tend to drive steady demand.

If current trends continue, we can expect the market to remain active and competitive, with opportunities on both sides — depending on strategy and timing.

Thinking About Your Next Move?

If you’ve been considering selling, this could be a strong window of opportunity. With buyer activity increasing and homes continuing to sell close to asking price, the conditions are still working in your favour.
