Pembroke Real Estate Market Update – March 2026

(Single-Family Homes)

With March now behind us, we’re starting to see how the Pembroke market is taking shape as we move further into the year. When we compare March to February, one thing stands out activity has picked up, and homes are moving quickly, even as more inventory comes to market.

This update focuses specifically on single-family homes in Pembroke, which tend to provide the most accurate reflection of local market conditions.

Building on February

February felt like a quieter month, but March tells a different story, momentum is building.

  • Sales increased from 10 in February to 17 in March
  • New listings rose significantly to 35 homes entering the market
  • Homes are selling much faster, with days on market dropping sharply

This tells us:

👉 Buyers are active and ready to move when the right home becomes available

Even with more inventory entering the market, demand is keeping pace.

What the Numbers Actually Mean

The sales-to-new-listings ratio sits at 48.6%, meaning just under half of the homes listed in March were sold within the same period.

At the same time, months of inventory is at 2.4, which still places Pembroke in seller-leaning territory.

In real terms:

  • Buyers may feel like they have more options
  • But supply is still limited overall
  • Well-priced homes are continuing to sell quickly

A More Realistic Look at Price

This month, the median sale price came in at $428,000.

The median represents the midpoint of all sales:

  • Half of homes sold for more
  • Half sold for less

This is especially useful in a market like Pembroke, where a few higher-priced sales can skew the average. The median gives a more grounded picture of what a typical home is selling for.

What stands out is that the median price is up compared to last year, reinforcing that values remain strong even as inventory increases.

How Competitive Is the Market?

Homes in March sold for an average of 98.7% of their asking price.

🔍 What does that mean?
Sellers are still achieving very close to their list price, and buyers are continuing to submit strong offers — especially when a home is priced well and shows nicely.

Perhaps the most telling shift this month is how quickly homes are selling.

With an average of just 16 days on market, we’re seeing:

  • Faster decision-making from buyers
  • Strong early interest in new listings
  • A continued need for preparation and timing on both sides

Looking Ahead

As we move further into the coming months, we typically see increased activity as more buyers enter the market and more listings become available.

In our area, this is often supported by relocation activity tied to Garrison Petawawa, which continues to influence demand across the region.

If current trends continue, we can expect the market to remain active, competitive, and fast-moving, particularly for well-priced homes.
